Price Your Home Correctly
When Pricing your home, there are 3
basic strategies: Pricing it above the Market,
or at the Market. Keep in mind, no matter
the strategy, most every home sells at the
Market Value.
Sellers like to price their home high in
hopes that someone might pay for it.
Today's buyer is extremely savvy and has
done their homework, usually on the
Internet. Even if a buyer is willing to pay a
price over market value, the sale would
have to be 100% cash. The bottom line the
lender will not lend money on an overpriced
home.
Pricing your home below market may be
viable a strategy, but it's not for everyone.
By creating an auction atmosphere, expect
to see multiple offers. Once buyer's take the
time to see your home and then submit an
offer, they've created a strong emotional
attachment. Buyer's know that by not
bidding up the price of your home they'll
lose out. Buyer's hate to lose!
Most sellers avoid this strategy in fear
they'll sell their home at a price lower that if
the home is priced at the market. That's
completely understandable! Just remember,
today's buyer is extremely savvy and has
done their homework. They know when a
home is under priced, just as they know
when a home is overpriced. The final
strategy is to price your home at market
value. This seems to be the most logical.

sell, so why not price it correctly from the
beginning?
Commission Matters
of course, your objective is to walk away
with the absolute most money possible from
the sale of your home. Many sellers feel
that discount commissions are the best way
to do this. In fact, lower commissions
actually yield lower prices and decrease
your bottom line!
In 2005, listings at 5%, or full
commission, sold for 97.04% of the list
price, on average. Listings at discounted
commissions sold for 95.4% of list price, on
average.
Make Your Property Accessible
After your home is listed in the Multiple
Listing Service, agents will want to show it
to their buyers. The easier it is for agents
to show your property, the more they'll
show it. Listings that are vacant and have
lock boxes bring the most agents, but not
all sellers have the luxury of moving into
their next home, leaving the home they are
selling vacant.

Don't Discourage Any Offers
It's not uncommon for buyers and sellers
to chat during showings. Don't discourage
any offers, no matter how low the offer is or
how outrageous the terms may be. In fact,
it's a good idea not to discuss terms with
buyers or their agents at all. Let's have
them put something on paper, and then we
can negotiate from there!
